My goal is to help you find the right home by narrowing down our options from thousands of properties on the market to a select handful. Once we’ve identified the very best properties for you, the process continues through these steps:  


It is important that we set up a consultation to discuss your situation, understand your needs and the new lifestyle you are seeking. During our initial meeting, we will identify the type of property you are looking for, your budget, and your preferred location.

 
I will then set up an MLS search for you based on your preferences. This search will automatically notify you via email when new properties that match your criteria become available on the market. You will be able to review the search results, save your favorite properties, and get instant notification about price and status changes of properties that interest you.

FINANCING 


Cash. Buyers are strongly encouraged to secure proof of funds in advance to help streamline the buying process. This provides assurance that the transaction can be completed without delays or complications related to insufficient funds. 


Loan. Obtaining lender pre-approval for a mortgage has several advantages, including:

      

  1. Increased bargaining power: Pre-approval shows sellers that you are serious about purchasing a property and can increase your bargaining power when negotiating a purchase price.
  2. Accurate budgeting: Pre-approval gives you a clear idea of how much you can borrow and what your monthly mortgage payments will be, which can help you budget more accurately for your future expenses.
  3. Faster processing: Pre-approval can help speed up the loan application process, as much of the necessary paperwork has already been completed.
  4. Increased confidence: With pre-approval, you'll have a clearer idea of your financial situation and can feel more confident about making an offer on a property.
  5. Reduced stress: Knowing that you've been pre-approved for a loan can reduce the stress and uncertainty associated with the home buying process.

AHEAD OF THE COMPETITION

 

SHOWINGS


Once your pre-approval loan is secured, and you've identified your favorite homes, I will schedule showings so we can tour properties. See something you love, and we'll submit a competitive offer!  


OFFER & NEGOTIATION & CONTRACT


Submit a competitive offer. After we’ve identified the perfect home for you, I will:

       

  1. Prepare a Market Analysis: This is a study of the current market values of properties, comparable to yours, which serves as a tool for determining the market value of your own property.  
  2. Submit an Offer: After discussing the terms of our offer, I will prepare the contract and submit the offer on your behalf. 
  3. Making a contingent offer: Once we've moved past the price portion of the offer, we can consider if other needs and conditions will be included. If you already own a home and need to sell it to pay for the new one, an offer contingent on the sale of your house is necessary. 
  4. Trust your Realtor: I will be ready for negotiations: The seller then has the option to accept, reject or counter.  The art of negotiation is attempting to find a common middle ground that is beneficial to both sides. I will help you navigate this delicate process in order to secure the best terms for you. 
  5. Seller Accepting an Offer on a House: Once we reach an agreed-upon price and terms, it’s time to move forward with the deal. The next step is to go under contract and start the due diligence process. Both parties will need to sign documents to move forward with the transaction, along with the established closing date and any other terms or conditions necessary to complete the deal. 

 

INSPECTIONS & CONTINGENCIES


Property Inspection: Once a property is under contract, you will have the right to inspect and address any need for repairs, finalize your financing, and address any other terms of the contract prior to closing.


Final Walk-Through: The final walk-through is when we take one last look at the property before closing. We will thoroughly examine the home (usually with the seller's agent) and make sure it's in the same condition it was when we initially agreed to buy it.
 

CLOSING


After a final walkthrough of the property, the closing papers will be signed and processed by a real estate attorney or title company, funds will be transferred, and you will receive the keys!
